[Oakleigh Fields - Site Access]


Dear Resident(s),

We are writing to inform you of upcoming changes to the site access for the Oakleigh Fields Development.
On Tuesday the 16th of September, Timberland Rise will become the only access in and out of the development for all traffic, this does include construction traffic. We understand that this may be frustrating for you however this is necessary for us to complete the development. The access will be from the main entrance by Sales, to the site gates by Red Oak Walk.
We have put the below measures in place to ensure this transition happens as smoothly as possible and the reduce the impact on current residents.
•⁠ ⁠Removal of green space to allow a wider turning circle for larger lorries protecting the surrounding resident's gardens
•⁠ ⁠A permanent Traffic Marshall has been employed to manage this stretch of road
Strictly no "waiting" or "idling" vehicles
No trades before 7.30am (excluding site staff and gateman)
No lorries before 8am (deliveries)
Last lorry arrival 3.30pm (deliveries)
We appreciate that these works may cause you an inconvenience, but we hope that you understand that these works are necessary and we thank you for your patience and cooperation whilst these works are carried out.
Should you wish to review the planning application you can do so using the reference MC/25/1404.
We acknowledge that our last communication came out with very little notice and completely understand that this took residents by surprise. There were a lot of queries that were raised following our last communication and we hope that we can address these in advance on the next page of our letter.

We can confirm that this plan would not have been mentioned to you when you were in the purchase process as the build route has only recently changed and was therefore not part of our original plan.

We have had it confirmed that there are no requirements for any further risk assessments as this is a public road, made for access for any vehicles, which will be handed over to the local authority once we leave the site.
Any damages caused to the road or kerbs will be repaired by Redrow before the above-mentioned handover takes place.
Redrow will not be reimbursing any vehicle or window cleans. The build route on most of our developments goes through a residential area at some point and this is not a service we offer.
The green space that was removed for access will be reinstated before we leave the site.
