The Cliffe & Cliffe Woods Parish Council (C&CWPC) has been actively engaged in addressing the future of the APCM recreation area, a site of great significance to our community. Listed as an Asset of Community Value since 2022, this property on the east of Church Street, Cliffe, has been earmarked for development alongside adjacent land to the west.

Overall development plans include 250 new homes, together with a modern new sports ground with a pavilion to replace the APCM, which will be constructed and operational at the north end of the village before the existing APCM facility is closed. While these developments aim to enhance the village’s amenities, they also mark a significant transition for our community.

In December 2024, the owner of the APCM recreation area announced their intention to sell the property. Recognising the importance of this site, C&CWPC carefully deliberated on the possibility of registering as a community bidder under the terms set by Medway Council. This option allows community interest groups to express their intent to bid for the land by 30th January 2025, as part of the moratorium period that expires on 18th June 2025.

After thorough consideration of financial, ethical, and practical factors - including Trenport's £8 million valuation for the APCM with planning permission - the Parish Council resolved not to register as a bidder. Key factors in this decision included the challenges of raising such a significant sum within the given timeframe and the potential impact of a substantial precept increase on our residents to fund it.

The Parish Council remains committed to ensuring the best outcomes for our community and will continue to work closely with all stakeholders to ensure that future developments align with the needs and values of Cliffe and Cliffe Woods in line with our Neighbourhood Plan. We encourage residents to stay informed and engaged as these plans progress and to participate in shaping the future of our villages.
